With a building inspection report which most people are familiar with and
commonly get when they purchase a property, this is not as detailed as an Electrical Inspection
report. A point of difference we actually test the electrical installation.
We’re trades based inspectors that are licensed to conduct electrical inspections, testing and
repairs. Builders do not have authority to conduct electrical work and can only conduct very
basic electrical inspections.
What We Check: Standard electrical
inspections cover a single storey 4 bed, 2 bath property. We inspect switchboards-RCD, Internal
fittings-switches, lights, sockets, fans, etc. External fittings-switches, lights, sockets,
fans, etc. Fixed appliances-Oven, Hot plate, Hot water systems, Rangehoods, Garage motors.
Additional items that can be added to the standard inspection- Pump motors, Saunas, Granny
Flats, Sheds, Air Conditioners, Communications TV/Phone, Solar systems.
When’s a good time to get one? Pre-Purchase Electrical inspections are designed to be done at any point. If completed during a property purchase any defects identified in the report can be provided with a quote estimate to rectify upon request and presented for negotiations prior to settlement. This could lead to a price reduction on the property or the defective items being rectified by the seller before the new owners move in.
